Moving the furnace? How difficult and how costly?

We are considering buying this house. The Furnace (F in blue color) and Water Heater (WH) are located in kitchen area. We want to move them to garage.

How difficult and costly would it be to move the FURNACE to the garage?

Sorry not internetable, far too many variables. Certainly thousands of dollars. See if your realtor has a relationship with a good hvac company and they can come out to give you a solid quote for the work.

How old is the house? How old is the HVAC system? The duct system etc?

Most HVAC contractors aren't going to "touch" a system (to move it or whatever), then they get blamed when it doesn't work / and or if there are performance issues now --- that even you may not know fully yet.

These are the kinds of things that fall into the realm of "money is no object" meaning new system / bells whistles etc. OR you find someone desperate which in turn may make you desperate if they make a mess of your system. (air flow, mechanical and otherwise all these things play a part and even more so if you live in a more extreme climate -- Hot or Cold)

From the picture it doesn't look like the move is a big one, but a flat diagram just doesn't provide the detail that in person view would show.

Given that this is a new home (at least for you) it wouldn't be a bad idea, if you go thru with this purchase to begin your search for a trustworthy Licensed HVAC contractor in your area. (which is a mouthful these days -- for a variety of reasons -- the big one is that HVAC is in the cusp of going thru some dramatic changes.)

We'll be at the mid-high level of the surrounding area,, and the highest point of our lot. The surrounding 32 acres have developed a road to allow water to flow into drains along the road and down to our bowl. The bowl hasn't been wet in the years that we've been watching the lot. The driveway will slope up very slightly to the house, though will make it as gentle as possible as steep drives have been part of our problems in the past, and not helpful in MI winters! Also, I think we're seeing the water flow in the contours, and will be avoiding those indented areas of our contour plot (though theyre really only at the east of the lot). The bowl is about 3 acres from where the house will go, and is partially an easment, so house in a bowl. We got a 'problem lot' at a great price. The lot slopes, has the large easment, and is a corner lot. The lot is over 4 acres though, wooded, and the bowl/easment is the area closet to the road (where DH is planning a driving range!). The bowl area leaves us a buffer from the road, and the easment doesn't bother us at all. Sunday we went to see the lot, now that the leaves have fallen we wanted to see the view to the road. There are still plenty of trees for privacy. The lot was almost half the price the lot directly next to us to the west. Yet we're still about a mile from the groccery store and village. And our lot appraised above our value, so we're happy. (I'm super excited, can you tell?!)

As a Decorator and Home Staging Specialist I spend a lot of time shopping in general, particularly for great buys on a website called Craigslist.org for my clients too, but mostly for myself. It provides the ability for buyers and sellers to come together like eBay does, without the need for auctions or any fees. It is all done locally, so there usually isn't any shipping involved. It's amazing to see how quickly Craigslist has taken off in so many major and minor cities. Daily there are free items up for grabs, listings for garage sales and any items from artwork and bedding to cars, appliances and clothing! It truly is a great way to save money and recycle, so you're helping the planet too with fewer items in landfills! As with most things in life, there is a certain level of etiquette that needs to be adhered to for all to be happy in the world of online selling and buying. Below I've listed some guidelines for both buyers and sellers. Sellers: You've decided to do a little 'spring cleaning' and have several items you want to post. Setting up an account is very easy and fast. It allows you to edit your posting later if needed, add/remove photos and re-post days later again if necessary until sold. When posting an item or grouping of items be sure to provide photos (if possible) and provide an accurate description including whether the items are new, new in box, gently used or very worn. If you are misleading, the buyer can refuse the item when they see it, and that just wastes everyone's time. Pricing your items can be tricky. The object of Craigslist is to sell items at a reasonable price, similar to a garage sale but not necessarily as low. Feel free to list what you paid for the item, what it is selling for new and provide a link to compare so your price really stands out. This is not generally the place to sell a $5,000 sofa or period piece. It's not impossible, but those are the posts that I see up for several months often with no sale-an antique store would be more suitable for those items. Ensure you add the words "Serious inquiries only please" at the bottom of your posting. I find this minimized the amount of bogus calls and emails that come my way. Is it a huge/costly mistake to move range and vent?

We moved our venting when we remodeled. Our cooktop (and the old range) is on an interior wall, so a bit more work had to be done...we knew that going in. What we didn't expect was that our shower drain in the upstairs master bath was directly in the path! Our GC wanted $4800 just to move the drain (& drain vent). I thought that was ridiculous and brought in two different Master Plumbers and received two estimates: $700 (including drywall repair) and $900 (not including drywall repair). We went with the "middle" estimate since we had worked with this plumber b/f and were very satisfied with their professionalism and honesty. It only cost us the $900 b/c they did some snooping around and found a place to run the drain's vent up an empty space b/w the studs so no walls had to be broken into and no drywall repair needed! Lessons Learned: (1) Get multiple estimates and opinions for large jobs or if anything seems "fishy". (2) Realize that if a tradesman does not want to do something they will sometimes jack the price up so high that either you'll say "no" or you'll say "yes" and they'll make a killing on it. [This is what I think our GC did since he kept insisting we should just get a recirculating hood and not do the extra work to vent externally...his comment was that they were "almost as good". Needless to say, his credibility plummeted tremendously in my opinion after that! He did give us a hard time about going "outside", but our KD supported us even though she had a business relationship w/the GC via EXPO (where she worked)...a plus in her favor, to me.]

I"ve moved both a couple of times during remodeling, got the gas meter moved outsde for free by the gas company as part of the last work. Because our equipment was old and inefficient we replaced it as part of the renovation/moving process. None of the companies who quoted the work batted an eye at the relocation part of the process. To move everything about 25 ft, gas fitting and plumbing ran probably $2K, duct work was within what might be expected for a new furnace/AC unit, all of the new equipment was sealed combustion so we didn't need to worry about reconnecting to the chimney (just as well, as the furnace flue was McGyvered into the wood fireplace flue, the joists were charred where they ran the flue pipes). Only regret is that we should have gone with a heat pump rather than a gas furnace. Upgrading to an on-demand water heater saved a lot of space. I thought it was going to be a big deal, it wasn't, and hugely improved the usefulness of the space.

Occasionally we'll need to relocate an air handler as part of a remodel. It's typically not a big deal and my HVAC trade partner doesn't get heartburn over it. I don't anticipate your rather short distance relocation will be problematic. That said, two points about relocating your home's air handler to the garage: 1.) ensure that the new location doesn't make the depth of the garage bay too shallow to accommodate a full-size vehicle, and 2.) make sure the system is well sealed to prevent introducing chemicals stored in the garage (gasoline, paints, insecticides, etc.) into the living area (which is why we prefer to not install them in garages) and well insulated to prevent condensation.

You're looking at $1000 to $1500 if it's just a furnace, twice that if you have AC along with it.
