Hi Pinar, I'm also in northern California just north of Santa Rosa. In my previous home, we had a Podocarpus between us and the neighbor and it only gave so-so privacy. We then planted a red oak that was fast growing and had very large leaves, but the squirrels wouldn't stop girdling it and we had to remove the top 30 feet that had died. I'm now in another house in the same town, and have a privacy problem with a two story addition going up next door, so I'm planting two Chinese lace bark elms. We researched for four months looking for the ideal tree, and found and there's no tree that will check all the boxes, but the Chinese lace bark elms came the closest; the only negative for us was the maximum size which can reach 50 feet tall. It's fast growing, tolerates short periods of boggy soil, is drought resistant once established, isn't picky about your type of soil and has few pest issues. I see that you're looking for an evergreen and the Chinese lace bark elm may or may not lose its leaves depending on your climate. There's one in my town that must be 60+ years old and in January it still has most of its leaves. Several of these trees were planted in the Kaiser parking lot in Santa Rosa a few years ago and they quickly grew to provide shade with dense growth of narrow leaves that flutter in the breeze. They're beautiful.

So your small m comment got me looking and it seems like American editors and rulebooks differ on the usage of small m from one to another. Some say it applies to every mediterranean climate outside the Mediterranean Sea area, and some say it refers to anything landlocked with that climate. Still others disagree and say if your climate is based on that sea then you can use the capital whereas everyone else must use a lowercase m. Just an interesting aside I had never considered before. There is another book I want to interlibrary loan to see if it is worth purchasing called "Gardening in the Middle East." I fear it may have more to do with the desert, so I want to look at it first. It depends on where you live in the bay area and your exposure. Best scenerio is you live away from right on the bay,south of the Golden Gate by 10 miles to downtown San Jose,and you can then plant it as Bahia said,up against a hot wall or courtyard where heat builds up AND that bay breeze is blocked. Without a doubt you dont want it to be shaded by structures or trees. Would also help to have a stone mulch under it. Stones tends to be warmer and drier. T.P.,IMO,doesnt have to be as large as the tropics to be a showpiece.Just that unique fan shaped growth of leaves stands out. And if you get any trunk in a decent period,that's just more bonus! I dont care what others say. The difference in tropicalia growth here in the bay area can be SouCal like in the most favored areas. No frost and mid 70's to near 80 all summer is not what most people think we have.Most think of frigid San Francisco and that blustery wind and dense fog. I havent had a single plant that grows in SouCal easily,not also grow here in the eastbay.Not as large or as fast as in S.C., maybe-but growing. Mangos,Pachypodiums,Ficus like benjamina to petiolaris,even the Bo tree. When we get those once a decade freeze's,spend some time to cover and protect and your plants WILL survive.Not a bad trade off for such a northerly climate and a hour's time throwing blankets on plants once a decade!

Mango wave is spreading over the bay area. I think its not much of a risk..its finding the right variety's besides the small Asian Mangoes..those are slam dunk to fruit. I had Maridol Papaya do well for three years..then that last rainy,cloudy winter got it. It had hand sized fruit on it. I fell one summer short. Some Guava's are fine. Yellow small fruit. Others like with Banana's? Might need more heat. The jury is out as my one type..I got from a flea market so who knows if it would be tasty even growing in the Amazon?..it could be just not be a good variety. Why they sold it.
