Comments (9)Are you planning to sell soon? If so, I would just fix things in the bathrooms that might look worn out like faucets, and external shower hardware. The wallpaper will be a great project too. I donÂt think that any major improvements will improve your homeÂs value more than the amount of money that you put into them (70% is really good), especially if you have to pay someone to do it or do a less than quality job. If youÂre not selling very soon then I think you should improve the bath however you like so you can enjoy it. If you have the common shower/tub combo in there I think that the walk in shower would be more useful - they have came up with a lot neat stuff to put in one. Coming up with the extra room for a separate spa tub in there and moving around walls for a walk-in closet and a sitting area would be nice too though :). Another thing that you might have on your list (or is already done) is updating your HVAC system. Comments (73)Does your fence add value? Absolutely. Probably not as much as the fence cost, as that type is expensive, but it is something buyers will notice and prefer it over something cheaper like chain link. It looks like it is built well and should last a very long time. I like natural color fences, but a white stain would look nice too. It doesn't detract from your home, but it doesn't look quite right either. As others have said, the arbor is top heavy. In the photo Annie posted, the posts are 4x4 like yours and the lintel (or top cross piece) is a 2x8 (double the width) where yours is a 2x12 (triple the width). And the posts are set behind the fence rather than in line with it. Just a suggestion, but I think the easiest fix (and husbands doing the work wouldn't call it easy) would be to double your 4x4's, like this. The posts can be set into the ground, or just attached to the existing posts since they won't show from the front. I like the window inset idea, but it would mean rebuilding most of the fence since the slats support the top rails. You could build your own window out of the same material as the rails, and simply cut out the back slats, or every other slat in the upper part of the gate. I would also extend the bottom rail, just because it looks better. Something like this: Also, it looks like the top is only attached to the posts by nails. I'd suggest bolting the lintels to the posts. Comments (14)I think it would be a bad idea to turn an entry door into a Murphy door. You'd hate it every time you had to walk through it and deal with the bulkier door. And I assume it would be in-swing, with the closet part on the back? So you'd have to close the door to access the clothes. I think the point of a Murphy door is to hide contents within the walls. This wouldn't do that. If it is something that would provide value to you, then consider doing it. Don't do it in anticipation of selling the house for a higher price. That's my general advice for upgrading a house. Don't do things you won't use/enjoy just for future buyers. And don't not do things that will help you enjoy the house just because a future buyer won't likely pay for it. My company completely closed our satellite offices over the last year, so all of us from those spaces are now full time remote. Even our HQ is usually only about 60% occupied now, as people have the option of working from home or going in.
