Comments (20)The OP posted while I was preparing this post so she already found the FAQ: ................................................................................................. Like carolma I also thought the cesspool had to be replaced when the property changed hands but the FAQ page I linked to above says: "Does Title 5 require every cesspool to be replaced? No. Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant)." I live in Plymouth and they're very picky, particularly since the soil is generally sandy and we're right on top of the big Plymouth Carver Aquifer. Hopefully your neighborhood has better ground conditions - it's a good sign that other people have the same systems. Comments (22)HOLY CRAP... I was thinkin this might be fairly cheap... like at most $3000 but based on this, and the fact i wanted to go cheap... I think ima go with a out house with a space heater... I know its not the best way to go but there is no way in hell i can even consider affording anything remotely close to this. More or less my plan was based on the idea of building a little shack on like a small parcel of land that had a near by spring... Im 20 years old and really dont have credit yet, and well no one has helped me out or is willing to help me out. If i had the kind of money im seeing thrown around i might be able to afford a slab of property. Considering a 1/4 acre around here your lucky to find for less than $30,000 So looks like im S.O.L. Comments (5)You need an engineer to look at the house. Depending on where the fire was concentrated, means there could be hidden damage. Example, the first floor collapses into the basement. The combination of intense heat coupled with rapid cooling(fire hose water) can weaken the foundation. One point about remodeling/replacing, if the house is already bare to the studs, no repair necessary to the frame/roof, the labor cost will be similar to a new build. A large part of remodeling labor costs is demolition. So, as long as the foundation/framing is sound, rebuilding costs will be similar to a new build. Comments (3)Get more of the same size pavers in a different color. Remove enough of the gravel to set the pavers in the patio. It's not that much more difficult to lift a few pavers than dig out the thicker gravel layer when you need access to the septic.
