Sorry about the missing windows in my plans - we left them off because we are undecided about placement. There is one now above the tub that needs to be replaced, and we also want to add one in the toilet area. Chisue, we know moving windows isn't cheap. But given what we expect to spend on this we want to make the space work right. The exterior is siding which is also badly in need of replacement. Everything is 30 years old. Right now the balcony is a wasted space. We need storage not a sitting area, or office/library space. There are 2 other bedrooms - one is on the other side of the master bath - 10 x 12 or so. The other is on the front side of the house and is much larger. On my proposed plan with the angles that everyone seems to hate, the bathroom door,entry door and closet doors were all in the same corner. I thought that was good to allow someone to get ready for work without disturbing the other sleeper. Funny thing is that I keep hearing/reading that angled walls create wasted space, but in this case they seem to work pretty well - a lot better IMO than the floating bed idea with the "hallway" between the bed and closets (which were both drawn on the balcony wall with separate entrances. There may be some wasted space, but it sure seems to make the remaining space more functional.

Agree with gracie01. Move TV to console on left of FP. Make sure the console is at least 2/3 the width of the space from the corner to the FP and center it in that space. Hard to tell but I think I would go with a much larger rug so the recliners are on it or pull the recliners in so the walkway is behind them

I like where you are headed. Love the artwork and rugs. I like the concept of the Ruggable rugs but will it really work? You would need a very large capacity washer for it to fit into. What I would suggest are carpet tiles from flor.com while the children are small. They’ve come a long way, customizable, easy to install. And if something happens you just pop it out, wash it in the sink or replace it. The sticky dots won’t damage your floor and you can send them back to the company for recycling. As far as toy storage, I would look to Pottery Barn Kids, IKEA, or Amazon. I’m not a fan of toy boxes per say, but if you could put the toys in bins and then the toy box, it might work better. You could also get a coffee table that has storage. I would definitely turn the little bookcase you have now on it’s side. I can just see a child pulling that down and I would remove the lamp and get a sturdier table for the other lamp. I can see option 2 working the best, but hopefully there is some flexibility at this point. Consider improved functionality, as well as (eventual) resale. You can gain a wider area between kitchen/seating area by changing the opening on lower right to be near kitchen. Now seating area can be moved down! Suggest an island (longer than peninsula if possible) to gain access on both sides, added storage, wider if possible for better entertaining (ie: buffet). I’d move sink/dishwasher to be near dish storage and to keep island/peninsula clear. People will gravite here. A focal wall with built in electric fireplace would feel spacious, be a great feature in your open concept, and keep that space uninterrupted to get to opposite side of room. Opposite wall idea. There is a lot to consider and thinking about overall functionality is key before furniture placement. Hopefully you have a floor plan with exact dimensions, structural components and space requirements to make the best decisions. Good luck.
