Dilemma with layout

Hello, I am trying to decide what is the best way to separate these two spaces. I was planning on getting a bigger sofa that raps around the fireplace more and to put a console behind it. What should I do with the space by the window? It's about 11x 9 ft

Do you have a floor plan? What does the dining and kitchen space look like?

Quickly, without other info, I wonder if the dining table needs to shift more into the open space. I would also get a big beautiful tall plant so it adds depth but doesn’t block view.

We really can’t see enough of the spaces though.

My first thought is that the sofa should be oriented to the view. can we see a floorplan or a couple more pictures of all the walls in the room?

Thanks, everyone, for so many more very helpful suggestions and insights! Kren, thank you for all your suggestions, you've convinced me that it makes most sense to try to preserve the kitchen's current simple look. The houses's architect did make furnishings; some of these were shown at a display that I unfortunately missed; in photos, though, the furniture appeared a bit extreme. A wooden chair, for example, had a zig-zag support structure in place of legs. The emphasis seemed to be on douglas fir and redwood, as materials. Anyway, we're not going to be purchasing furniture any time soon, but your ideas sounded great! Mlchoisser, we had considered refacing the cabs a while back. Many of the cabinet interiors were okay; but some of the drawers have taken a beating over the years. The thing is, though, we can't reface because we're also planning to push one wall back, so its cabs will be demolished. The other issue would be matching new materials with the current oak cabs. (which raises a new issue, just realized: there is oak paneling throughout the living room, very visible from the kitchen) Buehl, the dynasty doors are excellent, i agree! And the door style you selected is so great! It's just that there's something about schuler's very matte look that grabs me. There's probably no difference in the finishes, in reality, but I don't dare start looking at dynasty doors again! Laurie, your cabinets are beautiful! I'm kinda dense tonight, is the layout you posted the way you want it to be or the way it is now. The pantry is moved to the left of the FP? Good. The desk is gone? Good Fridge should move to where you have the pantry drawn now. Is the sink in front of a window in that drawing? If not and the window is to the left, over that open counterspace, I would move the sink and DW over and give yourself more room between the sink and the corner to the range. Code says ranges/venting can't be near opening windows. Just check your local codes. Just my first glance thoughts.

So then where should I put the seam? Should I locate it where the architect suggests? Or I can do it 90° to that? Or someplace else? Is that the best location for the seam? The peninsula will be Neolith Iron Frost. The long L counter will be made of Made a Mano brand lava in Meteorite Cod MT 001 and the sliding cabinets/backsplash and shelving will be Piedra Cardoza. I'm hoping it will look amazing. I'm so nervous! Everything is coming along but July turned into August turned into October and now it will be November. We're in the final stretch.

If the view is at the back of the house, consider relocating bedroom2 to the front of the house and construct a large opening to the addition. The kitchen would incorporate one eating area and be surrounded by windows to the view. The laundry room with stackable w/d is in the center of the house. It would be nice to have an open staircase allowing a good entrance foyer and taking advantage of seeing right through to the view at the back of the house. You mentioned that your husband and bother in law both are in the construction business, so they will be able to determine proper structural beams when enlarging the access opening to the addition.

Can the sofa face the fireplace? It looks like it is perpendicular to it right now. We need more pictures. It's common to define spaces with area rugs. Any interest in adding one or two?

I would mount the TV on the wall where that potted palm plant is.

face all the furniture to the view... I would move the palm to the center of the windows (under the peak) and center the table on the peak.

Perhaps a good idea to send more picture. You say you want the sofa to wrap around the fireplace but none of your pictures show it. More pictures and a floor plan with all dimensions showing windows, doors, entrance(s) to the room would definitely help us visualize since we're not there in person.

It looks like you could possibly do a larger sectional facing the fireplace area. Do you have a TV in that area? It looks like you'd have a very small walkway behind the sectional, and you'd need to make sure that with the stools pulled out that you still had a walkway behind the sectional. It doesn't look like a sofa table would be able to work behind the larger sectional, since the stools are already there.

I've got it!

Get another sofa and place it back-to-back with the current one and facing the view. I see you have room for a table etc., behind the current sofa, move those somewhere else. Seating would be much more spacious this way.

If the white buoy light is moveable, the new sofa could back up to the column and all the way to the window, and the L of a sectional might work under the window.

Get a couple of lightweight poufs for the feet, and an area rug would fit there.

Rotate the Dining table and/or move it to the right.
