Comments (4)So I forgot to mention some info that could be helpful: on the new plan - the wall behind the tub and shower is an exterior wall there are no windows in the bathroom except for one skylight above the toilet (in the old plan) or tub/shower (in the new plan) and it is a 105 year old victorian so we wont add any windows on that exterior wall & the rest of the walls are interior the new plan is rotated 90 degrees clockwise - so the hallway in the original plan is actually located at the bottom of the jpg of the new plan now (sorry about that..) finally, here is a better upload of the new plan: http://picasaweb.google.com/erinfarris3/MasterBathroom#5301637049943220290 Old plan - 1 square = 0.5 feet new plan - has measuements on it, but 2 squares = 0.5 feet...See MoreHelp Adding Bathrooms to Floorplan
Comments (20)Hi everyone, thank you so much for your thoughts! You brought up many ideas I hadn't thought of, and I really appreciate it! A few response comments: Partim: 1) I appreciate that your approach tries to keep costs down! I have a decent renovation budget, but there are a lot of things I'd like to change in the house, so savings in this area would be put to good use elsewhere. 2) I couldn't quite understand in your drawing how the new full bathroom and powder room are supposed to be laid out. Where are the doors? 3) The house is single story and has a large crawl space below, and a plumber who came to see it said that changing plumbing should be quite easy, even if we move bathrooms across the hallway, etc. 4) Unfortunately I do not know which walls are load-bearing. I had been thinking that my idea of moving the hallway up would be more cosmetic, because while I would be removing some of the walls lining the hallway, I could keep others and just layer a hall closet in front of them. 5) I think the existing bathroom could act as a powder room (ie be made more accessible to guests) if I change the entrance. I feel that a good powder room should be accessible from the entry. However, perhaps this can be done, if I remove the first closet below the bathroom on the right and add a door between the entry and the bathroom. Catlady: 1) I appreciated your creative idea of adding two new en-suite bathrooms! I hadn't thought of changing the doorways into each room and thought your idea was very clever. 2) I love how you added in more closet space, because the home would certainly benefit from extra storage space. 2) If I were to use your design, can you suggest how I could arrange a bed in each room? I'd like to be able to fit at least a Queen bed, plus 1 or ideally 2 night tables. I find that the windows make arranging the furniture in both rooms somewhat tricky. 3) Do you think giving each bedroom its own compact ensuite bathroom is that much better than giving the rooms more spacious bathrooms across the hallway? 4) Alternatively, what about letting Bdrm 2 primarily use the existing bathroom, and add 1) a new ensuite bathroom for Bdrm 1 and 2) a Powder Room. Notes for everyone: If I am able to fit both a small en suite bathroom for Bdrm 1 and a Powder Room by carving them out of Bdrm 2, with or without moving the hallway up, do you think any of the bathroom layouts posted below would fit better than others? And where would you put replacement/extra storage space, and bedroom furniture? (Note that the door may need to be moved in order to customize these layouts to my space.) Thanks so so so much!!! Comments (13)@Debbi, that's an interesting idea. That would give some extra noise buffer between the bedroom and bathroom, which I love. But I think the closet might be hard to use if it is that long, I would probably need 2 doors. Unfortunately, I can't move the window, the garage roof rises along the exterior of that wall and it can't go anywhere else. @doc5md, I think that closet is maybe 4x8', give or take a few inches? @Cook'skitchen, so you feel that the 6.5x7' bath should be fine? I think it will be enough space, just a little tight but they're boys and probably don't need to spend hours in the bathroom anyway. I didn't ask for walk ins, the builder felt that he had the space for it and now that I have them, it is really hard to get rid of them! I've always wanted one and I could see my boys enjoying a secret space to play in. Comments (24)Hi all, thanks for the inputs and perspectives, definitely appreciate Y’all taking the time to help me think through this! I’ll post a picture of the downstairs layout when I’m at home And try to get a better picture with dimensions added. But for now I’ll speak a little more to the background: This home was built in 1977- it shares a wall (the right side) with ahome that’s the mirror image of it. In fact every home in this neighborhood is the exact same layout so character isn’t much of a concern here @cpartist. This is one of the cheapest areas to live in the city and anyone Purchasing isn’t expecting custom cabinets, high end bathrooms etc. that said 2 showers seems to be a huge perk just from talking to people in the neighborhood with family’s and their issues with the home. When I labeled master bedroom and bathroom, I use that term as the owners bathroom and en-suite, please don’t think of it as what a luxury master bedroom/bathroom might be. This is a modest home and will have modest renovations. It’s just the largest bedroom of the three. There is a closet in the bottom right above the stairs and it will still be a closet in the large bedroom- no plans to change that except to maybe add built in shelving in the future. @misecretary The furniture in the third bedroom represents an office/music room because that’s what it will be used for initially. It already is pretty small so I don’t want to make it any smaller Even if the hallway includes wasted space (Plus the added expense of moving the entire wall, that’s just how it’s set up now). @zannej thanks! Lots of good input and dimensions to consider. I’ll post more info tonight, the plumbing goes directly beneath the toilet. the kitchen is in the top right corner under the third bedroom. I have run this by my realtor as well, moving forward we’re going with a 2 bathroom plan. While I realize a big con means smaller living spaces and smaller bathroom, here is our reasoning for sticking to the 2 bathroom idea: 1- Useful now, trying to coordinate the shower use with people who get ready around the same time is Not convenient (that second bedroom will also be occupied) 2- Useful in resale -I’ve spoken with my realtor who has provided input based on this neighborhood and the type of buyer it would best market to - it seems most people who have kids in the home will greatly appreciate a second bathroom, from a utilization perspective not luxury space -This is a modest neighborhood and a modest starter home, anyone looking for luxury space and finishes would likely not be moving into this neighborhood Our scope is focused on adding a second functioning bathroom and keeping most of the footprint as close to what it is because a) added cost to make big footprint changes and b) we aren’t making changes for a forever home perfect layout, just trying to improve within reason and get experience (very likely we’ll be renting or selling within 5 to 10 years).
