Comments (19)Thanks MsJ, I do not think you have been lazy at all!!!! I think these projects which seem so simple in our heads tend to explode with the doing part of it in a hurry. I redid a kitchen the size of yours once. I tore out tile and old cabinets. Repaired walls. Ceiling was fine. Floor was ugly but I did not change it. I paid to have the cabinets and counter built and installed. I finished the cabinets and installed sink and faucet. No change to range or exhaust for it. All of this took me a month of almost constant working on it. I only worked 4 hours a day at my job. I was also much younger and stronger than I am now. This was over 30 years ago.Oh and I only had an L shape cabinet situation. AND there were no changes to what was there to begin with but newly built cabinets because the old ones were so awful and falling apart. So as I see it................ Considering all you have had to do over and above what I had to do you have done very well. Your space is turning out darling. The rest of your house will fall into place. Remember we have been here four years now. I keep changing things around because that is my nature to do so. I like change. We used to just move from house to house. Comments (20)Blfenton, yes, I make them. Thanks! I think they're cool too. :) Basket weaving is one of my hobbies... I weave everything from traditional homegrown willow down to miniatures in waxed linen. But I can only make one or two minis a year, so I don't need a huge display case. My largest minis are less than 3" in any direction, and some are much smaller... Less than 1". ljwrar, Thank you. That's a pretty case and the lock feature is good (and bad. Lol.) Comments (17)Are you willing to share the listing and location? You are a real estate agent, so you know how the game is played. You get a buyer in your car and you show them the nicest homes on the market in their price range. You listen to them and adjust your search to eliminate the homes that don't fit their needs. Sometimes you need to educate them and show them what they want and what that will cost to bring them into reality. Once they understand what their money can buy they pick the best house on the market that they can afford. How does your home compare to the homes that have pended since you listed your house? What made the buyers choose the other homes instead of your house? Was the price lower, was the price the same but the rooms larger or more updated or did it have a larger lot or were they in a better school district? If it is a trade off - you have a smaller basement, but better walkability, you have to market your home's strengths. If your home is pretty much identical to those that sold at the price you are asking except that you have a small basement and others have a full basement you need to adjust your price. Buyers are never going to pick the second best house for the money. They will always pick what they see as the best house. You also know that if you overpriced in round one you will most likely get less for your home than if you priced it right from the start.
