Believe me, there are NO plumbing issues involved. What MAY be an issue is finding a hardware store--or other source--for the parts you need to do a changeover. The best thing you can do for yourself is get down and climb under your present sink, the neighbor's sink, your family member's sinks, and familiarize yourself with the plumbing that's under there !! While you're down there, check for leaks, and use a ruler/tape measure to get an idea of sizes. Bathroom sinks are usually 1 1/4" diameter thinwall pipe; the tub/shower and the kitchen sink are, or should be, 1 1/2". One thing to remember: the 1 1/2" thinwall pipe hooked directly to the bottom of your sink, and tied into the "S" or "P" traps under there, is NOT NOT NOT the same as the 1 1/2" drain piping; HOWEVER--there are adapters to mate the thinwall to the heavier piping. By the way, you ARE gonna go to the store and find out what a "P" or "S" trap is, aincha?? Dont be afraid to ask Q's, and do realize many of the guys you ask are about as ignorant as you are when it comes to plumbing....many--not all of 'em. THEN: when you find somebody who sounds like (s)he can help you do this project, and they put down on paper the parts you need, the best thing you can do is repeat the process--go find somebody else at another store who can do likewise, and then compare the parts recommended, &c. Maybe this soundz like plumbing 101--you're right, it is. Anything else spellz disaster in the making, not to mention the resultant feeling you bin ripped off and jerked around, and that you coulda done a better job yourself.... if only.... you'd taken to heart the suggestion of: kenn 1RmSchlHse millersport oHIo -- there's a time and place for spontaneity....

You could also use a more contemporary sofa or sectional in there -- depends on scale and the look you are going for, whether the chairs stay, how many people will be TV viewing together, etc. If you want a monochromatic and traditional look, is there something wrong with what you have -- can't tell if it is fabric or leather. If you like the look and feel of what you have but just want leather, start there.

Yes, it's a ranch, but I get you want farmhouse style. Personally, I love that teal. If you aren't replacing siding, I would consider a combo of cedar tones and white trim. You could also trim the windows black, which is on trend now. I know the stylish chose would be to remove that deck, as it does cut the house up, but if it is useful, could you trim differently to make it work with house more? Not sure how far down the rabblt hole you want to go on an investment property. Thinking the cheaper fix is black or deep gray paint (complimentary to roof) and do windows to match, OR strip deck rails to natural and stain cedar. The teal, cedar, and black combo is a good one. You could do the entry cedar to match stairs with black door. If you are thinking of ditching the deck it wouldn't hurt to play with paint. Pics below... The big porch on the white house below takes the ranch to farmhouse. White with black windows is the expected farmhouse look, but I see it overdone in my coastal town. It was something new in 2018, but predict it will be dated in 10 years. Personally, I like a modern exterior, with the decking in scale to your house, or go classic. Hard to beat a true farmhouse look of white with green or red trim and a metal roof. . Red house is a cool look for a ranch if you are redoing total exterior. Would work with teal.

Traditional ? you mean true divided windows where each piece of glass was installed between wood muntins? I can't imagine you could even buy a window like that...maybe at a salvage shop. My experience is with Anderson 400 which offers is the look of true divided windows, are energy efficient, and avoids the snap in/snap out vinyl grids, that break and leave holes in the window frame. K H, tell your husband to take a look...he needs an introduction to muntins in modern age. He won't freeze with these. My neighbor mowed his lawn last evening while we were having guests for dinner.
