Comments (17)I just want to put in that Cynthia and Sweeby are *both* right on this, since it's a frequent argument. No buyer is looking to buy your furniture, but the furniture in a room creates a very real psychological impact about the feeling of the room. Staging isn't intended to persuade people in a rational sense, it's an effort to appeal subconsciously. It can absolutely create a more positive perception of your house. I've found this initial perception tends to persist for the buyer even after you move out. I have shown a lot of houses as an agent, and I have found that the houses that show best are the ones with very nice, sparse furniture that suggests a story line. (Even if the story is just "People who read high-falutin' magazines lounge here.") This effect has been especially noticable for me when I've shown the same houses over time- once with well-placed furniture and art and another time when the house is vacant. (The order these states occur in varies.) At the staged showing the house feels luxurious and spacious, or warm and cozy; at the other it usually feels small, dark, and much older. If you decide not to invest in a professional stager's help, my suggestion is that most houses still look better with a little furniture than nothing at all. People actually have an easier time envisioning their own things in a room that isn't empty, because whatever is there lends a starting point of space and size. And above all go for lots of light. Comments (64)So glad to see you're under contract TR, hopefully closing will go smoothly and you'll have the relief that not only did the house sell, but to someone so appreciative of it. When we were looking for a house and viewed the one we purchased, the original owners were here, an elderly couple who bought it when the subdivision was just built. It was '09 and a buyer's market mostly (Texas didn't have the huge highs and lows other regions did but still, this was a nice house that had been on the market for 6 months or so). They were selling to move into assisted care living as the elderly gentlemen had several medical problems, they showed us around the place, introduced us to 'Christine' the water fountain out back that "was staying", my hub liked them as much as the house, we made an offer very close to asking and they accepted. We talked on the phone several times, came over twice, for inspection and then to hash out when they were moving (they didn't want to leave before closing), other details of the house they wanted us to know, everything very friendly. The Mrs. had given me her e-mail address so we could stay in touch, I did sent her an email after we'd gotten moved in, no reply, I called her cell, no call back. Then problems with the house started occurring (rapidly), the sanitary line needed replacing, doors started sticking and the foundation needed levelling, the whole back fence line that looked perfectly fine until you put your hand on it and it bent backwards needed replacing, the first two years here were an endless series of expensive things that had to be done. We bought it as a forever house and it likely will be, we've sunk so much money into it it probably has to be. lol I'm getting ready to paint my computer room a rosy coral, nothing bad has happened in maybe a year so I feel like celebrating. :)...See MoreNew first home buyer and would love ideas for my living room!
Comments (21)Some really great advice here. First though, congrats on your charming home purchase. So much potential! I like traditional, but a more eclectic mix. I subscribe to Traditional Home Mag for inspiration. Take a look at their website too. You both may like it. Also, please use your existing furniture and buy what you both like a piece at a time. You don’t have to have it completely furnished right away, take your time and buy what you love Decide on colors for the walls, then rug colors. I like the rugs and couches previously posted, take time to find what style you both like. Comments (10)Sounds like you have a crappy real estate agent, not to mention I never heard anyone making cash offers way beyond asking price, even in a hot market. The reason for a cash offer and quick closing is the ideal negotiating point to purchase the home under asking price and preferably under the market value. I don't know about the Seatle market, it sounds like people there just dump money over the asking price without any entry bid proposal, followed by negotiations and paying over the market worth value... Even in Manhattan, NYC where a typical townhouse goes for $2,000 per SF and up, people always bid low and negotiate from there and nobody is in the rush to pay more than it is worth and I'm sure they could easily pay anything. Like Denita said, get a new agent and don't be so eager to throw your money around for something that worth-less as the market value goes... Good luck...See Morededtired
